It’s got near-zero vacancy, with strong employment anchors, and durable cash flow thanks to consistent demand. They’re not big cities; instead, they’re what today’s guest calls “micropolitan” areas—top multifamily markets even the most experienced investors overlook. While making just $35,000 per year, Cory Jacobson made the best move a small investor can make—he bought a house, rented out the rooms, and lived for free. On his second deal, he managed a light renovation, walking away with a six-figure profit—three times his salary. That was it. For Cory, it was time to go all in. Now, he’s putting his money into medium-sized multifamily investments (5-30 units) in “untapped” micropolitan markets and sharing his lessons on the Wealth Juice podcast. There is nothing wrong with being close to your park, but you definitely don’t need to be. If you find that you live in a market where CAP rates are insanely low or in a market that is going through tough times, you would be much wiser to invest outside of your immediate area. The business model and management style we teach is effective whether you live across the street from your park or across the country. What makes this interesting is that almost no one who uses the rating knows what it means or where it comes from. Ask a broker, lender, or even large corporate operators what the difference is between a three-star and a five-star park, and you will likely get a muddled response referring to amenities, paved streets, or swimming pools, but no hard data about how the stars are assigned or who does it. You have to have demand for your product in order to run a successful business. Rural parks simply may not have the same demand as parks that are closer to town. You can fix many things in a mobile home park, but the one thing you can’t fix is your location and your demand.
