Real Estate Investing for Cash Flow with Kevin Bupp (general)

This week we're going to speaking with real estate expert, Phyllis Rockower. Now, Phyllis doesn't have an extensive background in multifamily or commercial real estate investing like most of our guests do, but what she does have is a ton of experience in starting up her own investment clubs, which is what we're going to be discussing in this week's show.

You see, there are hundreds, if not thousands of real estate investment clubs throughout the US, but the large majority of them are groups who tend to focus on single family investments which isn't going to benefit you if you are a multifamily or commercial real estate investor. Phyllis is going to discuss how she has successfully built two real estate investment clubs that collectively have over 1000 members and how you can do the same.

Welcome to the Mobile Home Park Academy podcast. In this episode, Charles and I will discuss mistake number 13 from our popular eBook, “The 21 Biggest Mistakes Investors Make When purchasing their First Mobile Home Park…and how to avoid them.”

 You can fix many things in a mobile home park, but the one thing you can’t fix is the size of your lots. There are many parks that were built many, many years ago when mobile homes were routinely 40-50’ in length with lots designed with that size of home in mind. The problem is that most newer post-HUD era homes are much larger (60’, 70’, and even 80’+ in length) and would never fit onto those smaller lots and there aren’t many options to purchase smaller homes should you need to replace on of these smaller 40 to 50’ homes.

 It’s imperative that you understand what your backup plan is should you ever lose a home and need to reoccupy that empty lot. A lost home equals lost revenues and if that lot can never again be occupied due to it’s size then you might find yourself in a situation where you have a shrinking park on your hands. Know your options…

 This is a very easy step that is sometimes overlooked by investors entering into this industry. You need to check to see if the park you intend to buy is legally allowed to be there. This may seem like a weird thing to be worried about, but the truth is that there are parks out there that don’t have permits or are permitted for fewer spaces than they currently operate with.

 Essentially, there are three types of parks: Legal, grandfathered, and illegal. You need to know what each means and who to ask about this prior to ever considering this type of investment. In addition, you also need to know how to find out how many spaces the park is allowed to have and you need to know if there are any outstanding violations. This is not a difficult step, but it is one that is essential to confident investing.

Today's episode is from Mobile Home Park #91 that originally aired on Aug. 23, 2018.

 

Today's guest is mobile home park owner and operator, Andrew Keel.  Andrew is an active MHP investor with 475 lots currently under management. He started out as a Lonnie Dealer, selling individual mobile homes out of several parks throughout central Florida. After graduating to the mobile home park investing scene and buying his first park in June of 2017, he has quickly amassed a 7-park portfolio and plans to grow to 10 total parks before years end. Andrew's strategy involves buying from direct from small Mom and Pop owners and improving management, ultimately increasing NOI.

Today Flashback Friday episode si from #33 that originally aired on Aug. 17, 2014.

Commercial Real Estate Investment expert and the President of Toben Partners, Thomas Jorglewich, started out his real estate career as a sales broker with the Marcus and Millichap.  Within a few short years, Thomas realized that although he was making great money as a broker he would never reach the point of financial freedom he strived for unless he got on the other side of the table and started owning real estate versus just selling and making commissions.  

The next step Thomas took was quitting his job at Marcus and Millichap and taking a position with one of his previous clients, an investor who owned and operated over 1 million sq. ft. of retail space – this was how Thomas would learn the ropes. It wasn’t long before Thomas began building his own RE portfolio and making a name for himself in this industry niche. 

Thomas currently owns/operates over 100,000 sq ft of retail space, has completed multiple successful ground up developments as well as distressed turnaround deals, and has become quite successful in the opportunistic and value-add retail shopping center space. Toben Partners main focus is strip and neighborhood shopping centers from 10,000 to 50,000 square feet in size  in the Northern Atlanta Market

Joel is the founder and CEO of Brit properties, an investment firm focused on Industrial real estate investments in the greater Chicago area. In this episode of the Real Estate Investing for Cash Flow podcast, Kevin talks to real estate and note investment expert, Jim Maffuccio. Jim is co-founder and CIO of Aspen funds, an investment fund that provides returns without the volatility of traditional investment options. He is a 30 year old real estate veteran and deeply networked in the secondary mortgage industry.

In the podcast, Jim covers how he bounced from the recession and got into the note business. He talks about secondary mortgages and the profit strategies he and his team employ when capitalizing on note investments. He explains the process of restructuring distressed debt to benefit investors. Kevin and Jim also discuss the dynamics of working remotely and having a headquarters for business.

“Aspen Funds was started in 2012, really kind of born out of the adversity and the lessons that I learned in what debt can do to you if you’re a small developer, a small fish in a big pond. So that’s what launched me into the mortgage space.”

“If you’re gonna buy one offs, you can be picky about what you buy in terms of the equity profile of the deal that you’re buying. At our scale, we have to be ready to pretty much buy everything..”

‘We’re at about 65% of the time, we are able to modify the loan, keep the loan, get it re-performing and sell it to an income fund or another cash flow buyer. Another 10 or 15% of the time we actually get a settlement..”

“We’ve seen the quantity of deal flow has definitely diminished in the residential mortgage space in general. Most of that is first leads where most of the players have been, and margins have shrunk as price points have increased for mortgages in general.”

“If 10% of our loans, at any given time, stop paying, all the metrics of our fund are set up such that the fund investors don’t miss a blip and our management don’t miss a blip. We have that built into our pricing model.”

Ian is the vice president of investments at CrowdStreet, an online commercial real estate platform that helps diversify portfolios with institutional-quality, expertly reviewed, commercial real estate investments. He is also the author of the book “A Comprehensive Guide to Real Estate Investing”.

In this podcast, Ian shares how he got into the business as a multi family home investor. He talks about the 2008 financial crisis and gives some insights into what could have been done better.
