Today's Flash Back Friday Episode is from Episode #83, which originally aired on August 17, 2015.

This week we're going to speak with Leslie Himmel of Himmel and Meringoff which is a commercial investment firm based in Manhattan. Leslie is as big as they come as she was recently recognized as the highest-ranking female landlord in New York's commercial real estate market, which is quite an impressive feat.

Honestly, I can't even fathom the sheer magnitude of the portfolio that Leslie has built, which consists of more than 2 million square feet of Manhattan commercial real estate with an estimated value of over $500 million. Listen in as she shares how she’s built such a successful empire.

Our guests for this week’s show are real estate experts and brothers, Andrew & Phillip Syrios

Our show with Andrew and Phillip is going to be somewhat unconventional today because we’re going to be talking about single family investing and why Andrew and Phillip choose to invest in single family over multifamily or commercial.  And as you guys are probably already aware, I’m not a huge fan of single family investments but Andrew and Phillip take a larger scale approach to their investment philosophy, which I can respect.

Here’s What You’ll Learn:

  • How Andrew and Phillip got their start in the real estate game and why they prefer single family portfolios versus multifamily and commercial.
  • What they love about investing in the mid-western part of the country and why they decided to focus all their investment efforts there.
  • The power of building rapport with a seller and how it doesn’t always come down to the highest offer but rather the sellers’ personal feelings towards you – rapport is king!
  • How to build a successful property management company versus outsourcing to a 3rd party management firm.
  • The difference between a Tenant in Common a.k.a. TIC and a Syndication arrangement.
  • The importance of completing a thorough walk-through of each and every unit and how not doing this can burn you big-time.
  • The dangers of underfunding capital improvements on the front-end of a new acquisition and using the cash-flow to supplement those improvements and why this is a big no no.
  • The secret to finding the best tenants, even in the less desirable areas of town.
  • And much, much more

Today's Flash Back Friday Episode is from Episode #131 that originally aired in December of 2016.

Bill’s experience spans more than 35 years and includes the acquisition, development, and/or sale of more than $4 billion of real estate and real estate-related investments, including 50,000 units of multi-family, 1.5 million square feet of retail, and 5 million square feet of office and industrial properties.

I think it’s safe to say that Bill has been there and done that and I’m positive that you’ll gain a ton of knowledge from our time spent together.

 Here’s What You’ll Learn:

  • How he got his start in the brokerage side of the business before transitioning into land development.
  • Why Bill feels being a broad-based value-add opportunistic investor versus an asset specific investor has been a big part of his overall success.
  • Details on a recent $48.5 million dollar retail power center acquisition in Reno, NV, and his plans to take the center from 71% occupancy to 93%+ within the first year. In fact, hear the details on how his team was able to secure a good amount of LOI’s on the vacant space before even closing on the property.
  • The reasons behind his companies short-term hold strategy and why he focuses on an average of a 3-year hold versus long-term cash flow plays.
  • The challenges that he feels the retail sector is facing in the future and how his firm is adapting to these market shifts.
  • What his crystal ball is telling him about the real estate recovery and what his company is doing to prepare for any coming shifts.
  • Why he is a firm believer in the old adage “you make your money on the buy”
  • Why he suggests that every real estate investor reads “margin of safety” by Seth Klarman but I will warn you, the book is no longer in print and a used copy will run you $800 on amazon.
  • Why reputation and integrity are everything in this business and why he feels that these two items should be first and foremost when building your business.
  • And much more

Jay Balekar is a Real Estate Investment Expert.

Jay is a principal at Compounding Capital Group, a private real estate investment firm that operates more than 5,000 multi-family units in 14 cities, across 8 states.

Jay is a successful business and technology leader with roots in technology consulting. Jay started investing in real estate in 2015 to diversify his investment portfolio. Jay grew passionate about real estate after doing his first few multi-family repositioning deals after realizing the true potential of real estate to create generational wealth, passive income, tax benefits, and a positive impact on society by providing people the most basic need of housing.

Quote:

“One thing I realized was when you actually work as a team, you’re not doing everything yourself…everything is shared which is the biggest benefit when investing together with other people. In retrospect, if there is one thing I could change, I would probably start investing in a group with other people earlier than I did.”

“The lessons learned in any heavy-lift type of project is that whatever you estimate the rehab cost is going to be, just assume it’s going to be 2x…and have enough money raised.”

Highlights:

02:22 - Jay tells listeners more about his background in real estate and his first major real estate investment.

06:32 - Jay dissects how he moved forward after his first major deal and after having no more capital to invest.

08:20 - Jay discusses the challenges he faced during his first renovation project.

15:07 - Jay talks about the lessons he learned that he carries with him into new investments.

16:37 - Jay provides insight into self-management investments and why his company decided to go vertical instead of outsourcing property management.

21:10 - Jay discusses benefits and opportunities within the Cincinnati market and why he invests in it.

23:33 - Jay dives into the real estate team he put together and everyone’s role.

#404 FBF: How to successfully readapt to the ever changing Real Estate Investing landscape in order to maintain relevance – with Alan Pollack

Today's Flash Back Friday Episode is from Episode #95 that originally aired in December of 2015.

Our guest for this week’s show is Real estate expert, Alan Pollack. Alan brings a broad range of investment experience to the table and brings a ton of knowledge to our discussion today. Probably one of the most impressive things about Alan and his business is the way that he’s been able to quickly change gears and re-adapt to the ever-changing real estate investing landscape. Being able to master this skill of re-adoption is by far one of the most important traits of any successful real estate investor…especially if you plan on making this a lifelong career.

In this show with Alan you’re going to learn:

  • How Alan got his start in the real estate business by dealing in bulk non-performing note acquisitions with local and regional banks that operated in the sub-billion dollar range.
  • How he was able to profit from a little-known niche of dealing with non-profits who were experiencing short sales.
  • Why Alan decided to transition into wholesaling and flipping single-family homes at this point in the real estate cycle and how he targets what he refers to as “situation value-add”
  • How they have been doing more deals by going after listed properties vs. off-market deals which they were finding through means of direct mail campaigns.
  • How he and his team utilize technology to successfully automate the process of researching and making offers on listed properties and have had fantastic results.
  • How he was able to obtain his real estate education from a trusted mentor and why he suggests that having a mentor is the one most important thing that both new and seasoned investors should have in their personal and business life.
  • Why he is currently only focused on quick turns at this point in his business rather than long-term hold strategies.
  • The lesson he learned during the downturn of 2006 on a loan that was held by GE capital which was called due before he was able to stabilize it.
  • Why it doesn’t always pay to be cheap when doing renovations on a property and how using top-grade materials can push your profits to another level in the right markets.
  • How partnering with a more experienced investor can save you money on your loan and funding costs.

Jeff Copeland is a Real Estate Investment Expert and fellow Tampa Bay resident.

Jeff is the Co-Founder of Copeland Morgan, LLC, a multifaceted real estate firm that handles everything from direct investments, brokerage, property management, and construction services.

Quote:

“I think there are still ways to stay competitive in [the Tampa Bay] market and one of them is the infamous Value-Ad property…negotiate and buy it based on how its performing now with a realistic plan for year 1, year 2, and what are we going to do to help it cash-flow better, generate more income, and reduce the expenses.”

“Rents are always going to lag real estate prices because most leases are locked in for a year or so, and so you see them jump on an annual basis where the sales prices go up on an even curve.”

“One of the things we don’t have in the Tampa Bay market is the high-wage jobs. We don’t have the Silicon Valley in our backyard…we are still a service-based economy, a tourism-based economy, a healthcare-based economy.”

Highlights:

02:32 - Jeff tells listeners more about his background in real estate.

06:32 - Jeff dissects Tampa Bay market growth.

08:26 - Jeff discusses how investors can stay competitive in his market.

10:24 - Jeff and Kevin talk about rent growth and trends.

16:04 - Jeff provides insight into investments trends outside of apartments and single-family based on Tampa’s competitive market.

17:31 - Jeff discusses opportunities for other investors across Tampa and different counties.

21:13 - Jeff dives into what he’s excited about outside of real estate.

22:54 - Jeff answers Kevin’s golden nugget question.

Quote:

Today's Flash Back Friday Episode is from Episode #125 that originally aired in September of 2016.

In this week's show we’ll be speaking with commercial real estate developer and investor, Allan Glass. Allan is what I like to refer to as an “opportunistic investor” and specializes in seeking out incredible investment opportunities within transitional markets. Unlike myself, Allan doesn’t focus on just one asset type, rather he invests in whatever is in high demand and will provide him and his firm a significant return on their investment.

I’m positive that you’ll find a ton of value and inspiration in our show with Allan.

Here’s what you’ll learn in today's show:

  • How he got his start in the real estate business and dealt with learning the business during the real estate downturn of the early 1990s
  • Why he focuses on neighborhood-scale developments in areas that are already transitioning but not yet fully realized.
  • The reasons he considers himself an opportunistic investor and doesn’t like to specifically focus on one asset type.
  • Why he prefers to focus on “getting in and out” of a property versus holding on for long-term cash flow, which is our preference.
  • Why he recommends that new investors focus on finding great opportunities and believe that if the deal is strong enough, the money will chase after it.
  • How to identify all the “what if” scenarios and map out a well-aligned investment plan when dealing with partners and investors
  • The opportunity his team recently saw in a 25,000 sq. ft. industrial building and are currently working to reposition this manufacturing space into a highly desirable biotech space for growing companies.
  • How to uncover opportunities by identifying a higher and better use and repositioning the property to fit those uses.
  • And much, much more….

“Build-to-rent is a very hot topic right now…it can be great, but if we do a build-to-rent we’re definitely going to sell it within 3-5 years. I think if you hold it 10, 15, 20 years there are going to be a lot of maintenance costs that are significantly higher than an apartment.”

#386 FBF: CRE Industry Veteran of 38 Years Shares the Success Formula he’s Used to Acquire More Than 10 Million sq. ft. of Real Estate in Chicago– with Al Klairmont

Today's Flash Back Friday Episode is from Episode #102 that originally aired in February of 2016.

Our guest for this week’s show is Commercial Real estate Investment Expert, Al Klairmont.  Al has more than 38 years of industry experience and a long track record of success in the Chicago area. In today’s show, Al shares with us the core philosophies and investment strategies that have played a major role in getting him to where he is today. Al and his group currently own 100 Office, Retail, and Industrial properties in the Chicago area with more than 10 million square feet of leasable space. If that doesn’t impress you then how about if I told you that out of all 100 properties he only has very minimal leverage or debt and owns most of it free and clear with no outside equity partners.

In this show with Al you’re going to learn:

  • How he got his start in the Real Estate business after college and the valuable lessons he learned by managing his father’s small commercial rental portfolio.
  • Why he attributes a large piece of his success to the brilliant staff he has surrounded himself with at Imperial Realty.
  • How Al has adapted over time to the changing real estate cycles which have allowed him and his company the ability to prosper both in up and down markets.
  • The philosophy which he adopted from his father in which they implement an accelerated pay down plan to all properties they acquire and how this has proven a successful model through the numerous decades.
  • Why does his group caters towards distressed value-add commercial properties versus stabilized properties.
  • The numerous reasons he feels that the office building sector is by far the most difficult to own and operate efficiently and is the exact reason why he and his team like distressed value-add office deals.
  • Why he feels that you should never buy based on the current performance of a given property but more so how the property will perform in the future.
  • Why he feels very strongly that if you want something done correctly then you need to supervise the person or persons responsible for completing the task or project.
  • The reasons he suggests that all Real Estate professionals need to become masters at the art of sales and negotiation.
  • And much more

Today's Flash Back Friday Episode is from Episode #87 that originally aired in September of 2015.

Our guest for this week’s show is Real Estate veteran and best-selling author, Jack Cummings.  In today's show, we're going to speak with Jack about his business, what he’s learned (and forgotten) over his 50+ years in the business, and why he doesn’t plan on stopping anytime soon.

Jack’s experience spans just about every type of commercial real estate investing niche you can think of. From land investing to ground-up development to repositioning apartment properties…and just about everything in-between.

In this show you’re going to learn:

  • How he got his start after college by working with a hotel developer in Spain prior to moving back to the United States and starting his own real estate company.
  • How he’s made huge profits by purchasing raw land and changing its approved use and then selling to a developer and why he feels this is still a very viable way to make big bucks in commercial real estate.
  • Why he never worries about inflation and why he feels it’s a real estate investor's best friend.
  • The lessons he learned during the savings and loan crisis of the late ’80s and early ’90s and how he was able to thrive during these tough economic times.
  • How to get the inside scoop of where development is going and what projects are currently in the works in your local market by meeting with the local planning department and attending city council meetings.
  • The lessons he learned from a partnership that went south and how he could have avoided it altogether.
  • Why it’s necessary to first have the passion before you can expect to make money as a real estate investor.
  • Why performing due diligence is of no value unless you know exactly what you need to know before starring your due diligence on a property.
  • And much more...

#380 FBF: Confessions of a Commercial Real Estate Investor – with Jim Randel

Today's Flash Back Friday Episode is from Episode #96 that originally aired in December of 2015.

Our guest for this week’s show is Commercial Real estate investor and published author, Jim Randel. I first learned about Jim after reading his popular book many years ago titled “confessions of a real estate entrepreneur”. Like I do with a lot of the books on my book shelf, I often pick them up and scan them as somewhat of a reference manual and after re-reading Jim’s book a few months back I thought that he’d make a wonderful guest for our show.

Jim has a broad range of investment experience and has been involved in just about every type of real estate investment. I think one of the most exciting things about this show today, is the fact that Jim had humble beginnings and got his start like most of us do by investing in single-family homes before moving onto commercial real estate. So in today’s discussion, Jim will share with us his progression from single family investor all the way to a commercial investor who at the time of this recording has more than $60 million dollars of active projects happening.

In this show with Jim you’re going to learn:

  • How Jim got his start by investing in single-family homes before moving on to bigger commercial real estate deals.
  • How he structured the partnership with his first financial investor and money backer.
  • How he overcame his fear in moving from single family home investments to commercial real estate.
  • Why he and his team prefer value-add deals which are located in extremely high growth and high demand areas.
  • What advice he would give investors who are looking to move from single family or smaller residential investments into commercial real estate.
  • What he’s learned from the multiple real estate down cycles that he’s experienced throughout his career.
  • What Jim would do if he lost everything today and were forced to start all over with no money and no contacts.
  • And much more

#368 FBF: How to go from 0 to 70,000 multifamily units in less than 20 years – with Jerry Fink

Today's Flash Back Friday Episode is from Episode #91 that originally aired in October of 2015.

Our guest for this week’s show is multifamily expert and cofounder of the Bascom Group, Jerry Fink. In today’s interview I speak with Jerry about the founding of his investment group some 19 years ago and how he and his team have been able to complete more than $9.5 billion of multifamily repositioning’s and have owned more than 70,000 doors.  Jerry’s story is both inspiring and educational as he shares with us the core ingredients that got him and his team to where they are today and how you can apply these same principals to your own real estate business.

In this show with Jerry you’re going to learn:

  • How Jerry got his start in the business prior to forming the Bascom group.
  • The valuable lessons he learned from flipping distressed single family homes prior to leaving his corporate job.
  • The opportunity he saw during the mid-nineties RE crash which led him and his two former college buddies to all jump ship from their corporate gigs and launch the Bascom Group to focus on distressed multifamily properties.
  • The many reasons why they decided to choose multifamily as their asset of choice versus one of the other commercial sectors.
  • The challenges he and his team faced during the recession of 2008 and how they were able to survive and thrive while others were forced to close up shop.
  • His method for looking at 1,000 potential opportunities only to find 10 or less that fit his investment model, and then narrowing it down to 1 or 2 that make the final cut.
  • Why he suggests that you should never buy solely on cap rate, and if you do, why you run the risk of missing some potentially great deals.
  • Why they prefer to hire the best in class property Management Company rather than vertically integrating the management duties in-house.
  • The reason he feels that we’re currently in inning 6 or 7 of the current real estate cycle and what this means for you.
  • The process that Jerry and his team goes through when repositioning a property and how they can sometimes experience a significance decrease in tenant occupancy before being able to make any forward progress.
  • Why he feels that passion should fuel what are of real estate that you focus in and why you need to surround yourself with experts and professionals who know more than you.
  • And much more

Today's Flash Back Friday Episode is from Episode #111 that originally aired on May 03, 2016.

Our guest for this week’s show is Commercial Real Estate Developer and Investor, Dick Anagnost.

In today’s discussion with Dick, we’re going to discuss how he’s gone from Limousine owner/operator to being the president and CEO of a highly successful service commercial real estate firm located in Manchester, NH. Dick has become an expert at re-positioning old rundown historic buildings and re-purposing them for uses that meet the needs of today’s businesses and consumers. Dick’s progressive vision and unconventional thinking was the main driving force, which brought downtown Manchester back to its former glory.

My time spent with Dick was both inspiring and motivating as it shows that hard and work and perseverance truly does win at the end of the day. Anditdoesn’tmatter if you’re just starting out or are already an experienced real estate investor, I’m positive that you’ll thoroughly enjoy and gain a ton of value from our discussion together.

In this show with Dick you’re going to learn:

  • How Dick got his start in the limousine business and how this business was the catalyst to his foray into the commercial real estate industry.
  • How the lack of a mentor caused many unnecessary mistakes during his start in the industry, which is why he strongly suggests that all new investors/developers find a mentor when getting started.
  • The process of unconventional thinking and forward vision that Dick and his team use to identify historical repositioning opportunities.
  • How Dick was able to persuade the city of Manchester to provide the necessary financing for a few of his first redevelopment projects.
  • How to perform a feasibility study on a historical redevelopment project to understand the overall viability of a potential project.
  • Why being a developer is one of the riskiest endeavors a real estate investor can embark on, but can also be one of the most rewarding.
  • Understanding the capital stack that is involved when using federal government funds for these historical repositioning.
  • The reasons why Dickfeelsthatreal estate developers are a dying breed and why this shortage represents an opportunity for the younger generation.
  • Tips and strategiesthatDickwould give a new aspiring developer who is seeking an experienced mentor to help guide them down this path.
  • How not keeping up with current trends and the changing needs of the consumer can often mean certain death to a real estate developer.
  • And much more

Jacob Vanderslice is a real estate expert and principal of Van West Partners.

Jacob has been in the industry for 15 years and counting. He has expertise in fix-and-flips, commercial real estate, adaptive reuse retail projects, and self-storage. His investment firm, VanWest Partners, focuses on the acquisition and management of self-storage centers (in over 8 different states) and other opportunistic commercial real estate throughout the United States. Having bought over 7 properties this year, VanWest has over 195 million in commercial real estate transactions under their belt.

Quote:

“Whether you’re converting an industrial building or a big box retail building into storage, I think the primary risk is that you’re forecasting your lease rates years down the road. So you’re going from 0 income in place two whatever your performo tells you.”

“…Our primary line of defense in mitigating the risk of new supplies, focusing on acquisitions where we can be all in at or below replacement costs. So if a new competitor shows up a mile away, their rents are going to have to be incrementally higher than ours, commiserate with their incrementally higher cost basis, to achieve the same total yield on costs.”

Sherri Candelario, Ph.D. is a pharmacologist from the University of Washington Medical School, becoming an expert in how opioids affect the brain and is a federally registered patent counsel for numerous biotech companies.

Frank Candelario is an experienced broker skilled in zoning, acquisition, and identifying and financing housing for multi-use.

After experiencing sober living recovery homes with a family member, and assessing the pitfalls of current this recovery approach, Sherri and Frank decided to take matters into their own hands. They developed a business model that enabled people in recovery to regain control of their lives.

In 2016, Sherri and Frank founded Kate’s House Foundation, the first nationally accredited sober living homes in Washington State. Together, their mission in real estate is to end homelessness for disadvantaged women and veterans.

Quotes:

Frank: “What realized quickly is that… that to own beautiful property we needed to get much higher cashflow so ironically all these things meshed at one time to where if you lease by the bed for a clean and sober program you can get tremendous—2-3x the normal cash flow.”

Frank: “…our goal is not to rent to a husband, wife, two kids, and a dog. Our goal is to have a home that if necessary we could sell to a husband, wife, two kids, and a dog. Our business model created great cash flow that enabled us just to keep growing.”

Sherri: “I would say if you want to scale this appropriately, is [to] do what we are always doing which is trying to find the talent in the house to manage it.”

Sherri: “I think from day one we realized that a lot of people didn't really know how to live together in a house because they hadn’t had one growing up… so when we look at the tragedies that people have gone through, you have to be sensitive to it but then you have to realize that you are providing a home for the first time and you’re providing a basis for people to launch into a wonderful life.”

Highlight:

02:46 - Sherri and Frank tell listeners about their experience with addiction & recovery, what ultimately helped Kate maintain sobriety, and how they got into the real-estate space.

05:32 - They tell us how the last sobriety house Sherri’s daughter, Kate, lived in differed from other sobriety houses she first lived in. Sherri also delves into how she and Frank came about their first sobriety housing model.

With well over a decade in the field, his experience includes management of hotel and vacation property, retail and café operations, development of retail and hospitality space, and raising capital from both domestic and international investors.

Quotes:

“My very first step into the commercial space was investing as a limited partner, and if I knew then what I know now, I wouldn’t have made that investment. But I learned a ton from it, and I'm glad I did do it… it's helped me quite a bit as I’m going out there and talking to other potential investors.”

In regard to good sponsorships: “whatever systems need to be in place to work with an insurance adjuster to get things settled quickly, those things have to be in place.”

“When somebody asks me how to vet an opportunity, start with the team. What’s their track record, get to know them, what's their style.”

Prashant Kumar is a real estate expert and syndicator.

As Founder and Managing Partner at MyRealityGains, he applied his 25+ years of experience in corporate America to analyzing opportunities and managing his real estate operations. He acquires and holds stable, income-producing multifamily apartment complexes in emerging US markets with long-term capital appreciation.

In addition to his investment activities, Prashant also runs a real estate meetup in NY as well as participating in numerous industry masterminds.

Quotes:

“I feel like the assistant living space, which can be explored further…is there but it’s not like everyone is rushing there towards it because it's more of an operation intensive business.”

“[The senior assistant living space] is a very operation-intensive business. We come in as investors, we get it built, but even to do the operation [everything] has to be correct. So we have to find the right operation efficient company to do the work.”

“The biggest challenge with residential is to do the operations…number one operations and number two, from a scalability standpoint, getting a loan on those properties.”

“From a conversion standpoint, you will buy as a residential home, you will put the money to modify it… so you are talking about nine months worth of delay before you can go into the operation. And then filling up time can be anywhere from 3 to 6 months depending on what you do.”

“The biggest factor [at play in hotel to senior housing conversions] is the zoning. You know, if the hotel is empty doesn’t mean you can go in and convert it. It depends on the town and if they’re going to allow for assisted living in that area or not. Number two is the general population, the age group, and what is their income and the demand.”

Mike Zlotnik is a real estate investment expert.

Beginning his career in Information Technology, Mike successfully managed many aspects of this business sector such as Risk, Business Intelligence, and Quality of complex systems, software, and processes.

After 15 years in IT, however, Mike knew his passion lied within the Real Estate Investment space due to its predictability of outcome and well-understood risks. Mike dove headfirst into real estate in 2000 and now holds the title of CEO at TF Management Group. Under his leadership, the company has seen transformation and growth, delivering strong returns for the fund investors.

Quotes:

The strengths of the open-ended fund [are that] you can keep raising capital on a periodic basis quarterly and you can keep making investments and reinvest capital that comes back from the files. Its got its positives. One of the major negatives with any open-ended fund is mark to market on however often you raise capitalyouve got to be able to value the portfolio. Its called mark to market concept.”

One thing I can tell you [is] that when you mix growth and income strategies, the growth projects create tax efficiency and it creates yield drags on the income projects.  So mixing growth and income projects in the same fund has a little bit of that tax efficiency a little bit of yield drag as the result.”

Quotes:

"You're ultimately a passive investor, that's become very popular over the last decade, and then very popular with the acceptance that we are not a crowdfunding site but the whole crowdfunding world and the big companies getting involved in venture capital has allowed people to get comfortable with the passive investing."

"In the DST's you can also do a cash investment into them. It's not just for 1031 exchange funds... So you do a cash investment today, there's that liquidity event, you can have an option with the current tax law to do a 1031 exchange."

"And that's the biggest difference between the DST structure and your typical GP structure or other funds is there's no waterfall split with the trustee; 100% of the upside goes to the investors, but the sponsor, the trustee, gets a disposition fee."

Gene Guarino is a real estate and senior living expert. Gene is a certified financial planner in the US and Australia as well as a full-time real estate investor with over 30 years of experience in just about every area of real estate including both residential and commercial, with his primary focus today being in the senior living space, or more specifically known as, residential assisted living homes, which is very different than your typical large multi-story senior care facilities you might be familiar with.
