Originally as a commodities trader on the floor of the Chicago Mercantile Exchange, Brian was looking into a way to hedge his own investments against a financial meltdown based in commodities, aside from paper assets.

When looking for potential ways to invest his money in hard commodity assets however, Brian came up short. Nobody in the United States (whether it be an RE fund or otherwise) provided the option to syndicate deals to purchase farmland.

Since being founded in 1996, Bascom has completed over $15.0 billion in multi-family and commercial value-added transactions, including more than 600 multifamily properties and 160,000 units. This ranks Bascom among the top 50 multifamily owners in the U.S.

During Bascom’s early years, the business plan was to acquire and re-position 300 to 500 unit apartment buildings in the midst of the foreclosure and job crisis of the early 1990s in California by creating value-added renovations and community outreach programs. During the late 90's, Jerry Fink and Bascom acquired 52,911 apartment units within 199 redevelopments and 3.1 million square feet of industrial and office properties, totaling in excess of $6 billion in transaction volume.

And to offer some personal insight as to the overall success that I’ve witnessed by Jerry and his group. I interviewed Jerry back in episode #91, which aired October of 2015. At that point, Jerry and his group had owned an estimated 70,000 doors. In just the last 3 years alone, the Bascom Group has more than doubled their multifamily transactional volume to more than 160,000 doors.

In fact, I’ve seen firsthand many situations where owners of investment property feel somewhat trapped between a rock and a hard place and feel hostage to the outrageous capitals gains that they will pay in the event of a sale.

And so, in today’s show, we’re going to go into detail on how the Deferred Sales Trust might just be the miracle alternative solution to help you keep more of that wealth in your pocket when entering into a sale of a highly appreciated asset.

Joseph is a former lieutenant in the Israeli Defense Forces (IDF) and has more than 17 years of leadership experience in the software industry, 12 of which were working for publicly traded companies such as GameStop, Retalix (NCR) and JCPenney.

Joseph began his real estate investing back in 2005, when he purchased his first investment property in Israel. Fast forward to early 2015, which is when Joseph began his multifamily journey with the successful acquisition of a 22 unit multifamily property in Celina Texas. In 2017, Joseph led the successful acquisition of a 130 unit two property portfolio in Lubbock Texas and have been serving as the asset manager for all three communities ever since.

Joseph’s long term goal is to reach a critical mass of 1,500 doors under ownership/management within the next few years, which it seems he is well on his way to hitting.

 John is responsible for the day-to-day activities of Toro Real Estate Partners, including strategic direction of the company, formulation of investment strategy, acquisitions, dispositions, asset management, and investor relations. As of this recording, Toro has 1,299 multifamily doors under ownership/management with another 453 set to close by the end of the year.

 Prior to co-founding Toro Real Estate Partners, John founded JC Property Group; a real estate investment company with primary focus on value-add multifamily acquisitions. He has been investing in real estate since 2010, having started by buying tax deeds and tax liens.

 In 2013, he did over $3,250,000 in real estate transactions, as a residential broker. In 2014, he switched his focus to the multifamily asset class and became a member of a group that closed $56 million worth of transactions. Before leaving Marcus & Millichap to focus 100% of his time on the growth of his company, he was a team member of a group that sold over 26 multifamily properties in the Brooklyn and Queens market.

Paul’s first taste in real estate was in the single-family sector where he flipped over 50 homes and 25 high-end waterfront lots.
