Mark Podolsky is the owner of Frontier Properties, a very reputable and successful land investing company, and has been buying and selling land full-time since 2001. By focusing on working smart, not hard, he has completed over 5,500 land deals with an average ROI of over 300% on cash flips, and over 1,000% on the deals he sells on terms. Additionally, Mark is a published author and hosts a successful podcast titled the art of passive income.

Working a full-time job while investing in real estate is not always an easy task – but as our guest today shows us, it’s very possible if you put your mind to it and take the right steps. On today’s show, we speak with Kevin Young, a real estate investor who has built up an impressive Commercial Real Estate portfolio all while working a very demanding full-time job.

Kevin’s story is proof that it’s possible to become a successful commercial real estate investor while working a full-time job as long as you’re willing to put in the time and get the proper education and align yourself with the proper people within the industry who can help you reach your financial goals. Oh, and if working a full-time job isn’t enough, Kevin is an Ironman Triathlete who trains on average 15-20 hours per week. The point I’m trying to make by telling you all of this is that there are no excuses of why YOU can’t build a CASH FLOWING commercial real estate portfolio while working your current job. The proof is right here ladies and gentleman!

Today's Flash Back Friday Episode is from Episode #29, which originally aired on July 20, 2014

Carlos has built his success from the ground up and is a true, rags to riches story that needs to be told. Carlos worked his way up the ranks and built skill by starting as a laborer for a construction firm and methodically working his way all the way to project manager before making a career jump into the mortgage industry which was the start of something really BIG!

Carlos worked in the mortgage industry only a short time before realizing that he could make way more money investing in real estate. So he began buying single-family investment properties in the Boston area where he bought and sold over 34 houses in just 2 short years.  He moved to Dallas in 2008 and started the Conti Organization with few contacts, limited funds, and little multifamily experience, but has his mind set on doing big things in his business.

His first multi-family acquisition was a  208-unit apartment building which he bought in March of 2008 and over the past 7 years has gone on to grow his apartment investment company to almost 4,500 units and $100+ million, all accomplished by the age of 36.

Al Roti is a nationally recognized author & expert in the niche of government-assisted section 8 rentals. Al began his investing business more than 20 years ago working as an apprentice carpenter for another local investor who specialized in low-income section 8 rentals. Very quickly, Al realized that he wanted to become a property owner and investor so he did what any smart person would do, he went looking for a mentor. As luck would have it, Al worked out a deal with his current boss to show him the ropes and help him buy his first investment property, and in exchange, Al would agree to work for free.

Fast forward twenty years; Al has built a very impressive rental portfolio consisting of 50+ single-family homes in great neighborhoods that he rents to section 8 tenants that throw off a massive cash flow. His system of finding only the BEST tenants is so good that in his 20+ years of investing he’s never had to file a formal eviction.

In this interview, Al shares with us his secret sauce that has made him a multi-millionaire. Al opened my eyes to multiple things I never knew about the section 8 business and I’m positive that you’ll also gain a vast amount of powerful knowledge from this interview as well.
