In this episode of the Real Estate Investing for Cashflow podcast, Kevin welcomes commercial real estate and finance expert, Ira Zlotowitz. Ira is the founder and president of Eastern Union Funding, one of the largest national real estate firm with over a hundred real estate professionals and they have closed more than $2.5 billion in just the last twelve months.

Today's Flash Back Friday Episode is from Episode #69, which originally aired on May 11, 2015.

This week we're going to speaking with real estate and investment expert, Salvatore Buscemi. The topic of discussion for today's show is regarding the wave of CMBS loan maturities that are taking place right now and will continue over the coming years and how we as investors can find opportunity in these distressed commercial assets.

To provide you a clearer picture of why this represents an exciting opportunity, these CMBS loans are typically 10 year terms which means most of these loans coming due were originated during the peak real estate markets of 2005-2008 before the financial crash of 2008 and majority of them were very high leverage loans (as high as  90% LTV) and a large quantity were interest only terms which means they're are upside down in value and would require a large amount of cash from the borrower in order to get out from underneath it.

Today's Flash Back Friday Episode is from Episode #80, which originally aired on July 27, 2015.

This week we're going to be speaking to industry expert, Ann Hambly, who is the founder and CEO of 1st Service Solutions, a national service provider and consultancy firm to the commercial real estate industry that provides advice and solutions for anything ranging from the addition or removal of collateral on an existing CMBS loan to the most complex loan restructure for all loan types.

And for those of you who might not know what a CMBS loan is here's a quick definition. A CMBS loan, also known as a commercial mortgage-backed security, is a type of fixed-income security that is collateralized by commercial real estate loans. Typically these loans are for commercial properties such as office buildings, hotels, malls, apartment buildings, factories, etc., but not single-family homes. CMBS make up about 2% of the total U.S. fixed income market.

In essence, CMBS are created when a bank takes a group of loans on its books, bundles them together, and sells them in securitized form as a series of bonds. Each series will typically be organized in "tranches" from the senior - or highest-rated, lowest-risk issue - to the highest-risk, lowest-rated issue. The senior issue is first in line to receive principal and interest payments, while the most junior issues will be the first to take a loss if a borrower defaults. Investors choose which issue they invest in based on their desired yield and capacity for risk.

Today we're going to speak about how Ann's company can help investors navigate the tricky and often times complex CMBS loan process as well as discuss some of the opportunities that might exist from maturing CMBS loans that were created back during the 2005-2008 real estate run-up and how her company can help you capitalize on some of these "soon-to-be" distressed opportunities.

Oh, and if working a full-time job isn’t enough, Kevin is an Ironman Triathlete who trains on average 15-20 hours per week. Carlos has built his success from the ground up and is a true, rags to riches story that needs to be told. Carlos worked his way up the ranks and built skill by starting as a laborer for a construction firm and methodically working his way all the way to project manager before making a career jump into the mortgage industry which was the start of something really BIG!

Carlos worked in the mortgage industry only a short time before realizing that he could make way more money investing in real estate. So he began buying single-family investment properties in the Boston area where he bought and sold over 34 houses in just 2 short years.  He moved to Dallas in 2008 and started the Conti Organization with few contacts, limited funds, and little multifamily experience, but has his mind set on doing big things in his business.

His first multi-family acquisition was a  208-unit apartment building which he bought in March of 2008 and over the past 7 years has gone on to grow his apartment investment company to almost 4,500 units and $100+ million, all accomplished by the age of 36.

Al Roti is a nationally recognized author & expert in the niche of government-assisted section 8 rentals. Al began his investing business more than 20 years ago working as an apprentice carpenter for another local investor who specialized in low-income section 8 rentals. Very quickly, Al realized that he wanted to become a property owner and investor so he did what any smart person would do, he went looking for a mentor. As luck would have it, Al worked out a deal with his current boss to show him the ropes and help him buy his first investment property, and in exchange, Al would agree to work for free.

Fast forward twenty years; Al has built a very impressive rental portfolio consisting of 50+ single-family homes in great neighborhoods that he rents to section 8 tenants that throw off a massive cash flow. His system of finding only the BEST tenants is so good that in his 20+ years of investing he’s never had to file a formal eviction.

Bill Shopoff is President and Chief Executive Officer of Shopoff Realty Investments, L.P., as well as numerous affiliated entities.

Mr. Shopoff has more than 40 years of real estate and investment experience. His expertise includes the acquisition, development, and sale of new and redeveloped residential and commercial properties throughout the United States, as well as partnership structure, debt placement, venture capital and investment underwriting. Our guest for this week’s show is real estate investment expert & serial developer, Patrick Nelson. Patrick is a real estate investor and developer operating 18 student-housing properties at university campuses nationally. 

He and his team at Nelson Partners believe that well-positioned housing for students near campus can leverage the economic stability of a major university and cater to demand with less volatility than the macro-economy. His strategy is to target the well-located properties within walking distance of growing universities that fit within the company’s proprietary buying model.

Todd Nepola is the president and founder of Current Capital Group, a real estate investment and development firm based in Miami FL.  

Todd follows three generations of real estate investors and developers of commercial real estate. His paternal great-grandfather came to Manhattan from Italy in 1899. He was a superintendent for over 40 years responsible for building the Holland tunnel and several of Manhattan’s subway lines. Mr. Nepola’s grandfather and father also were real estate investors and developers. 

After graduating from the University of South Florida with a degree in finance, Todd decided to follow in his family's footsteps and started acquiring investment properties and developing properties for himself.
