Host Kevin Bupp is joined by Jethro van Aardt, the Director of Operations at Sunrise Capital Investors, and they break down the many moving parts and processes of due diligence--from kick off to title transfer.

Due diligence is one of the most critical aspects to master when diving into the niche of mobile home park investing. It has its own unique set of nuances and to be aware of, as well as opportunities and usual skeletons in the closet to watch out for.

"Due diligence process, it's a pretty thorough process and a lot of sellers often get intimidated by it. They're worried that you're going to uncover something and it's going to completely throw the deal out so they get kind of secretive, which is pretty strange. It's counter-intuitive." 

"The offsite phase is critical. We need to know that we have the exact information. For example, simple things like the exact address of the property, the exact pad count, how many homes are abandoned, how many homes are resident-owned, how many homes are rented by tenants, etc etc. So it's verifying a lot of information."

"DD is really just a long checklist and it's following that checklist and obviously you start off with the most critical things and, if you can get through those critical things from the top to the bottom, then you reassess and understand do you move forward or not." 

"Sometimes these places look really nice from the outside. When you get inside, they're in really bad shape. You need to understand the quality of the resident base. If anybody is prepared to live on the floors, you know that person's not paying the rent and they're probably going to skip the town in the middle of the night."

 "Unfortunately that's one of the painful things sometimes is that you can do all that prep work and offsite, think that you've covered everything but there's still going to be skeletons and that's why the onsite is so crucial."

This week we're going to speaking with long time mobile home investor , John Fedro.

I wanted to bring John onto the show because as you are probably already aware (if you’re a regular listener to the show) is that my asset of choice are mobile home parks. And if you know anything about the mobile home park business, then you know that a big component of increasing the value of your park is by purchasing used mobile homes and placing them on any vacant pads within your park and then either renting them out or selling them on terms to an end user.

Well, guess what John is an expert at? He has made a living by finding great deals on used mobile homes which he then rents or sells to create passive income. What you’ll learn in today’s show can be applied to both investing in individual mobile homes or investing in entire mobile home parks.

Here’s a few things you’ll learn in our interview with John today:

  • How he accidentally stumbled into mobile home investing.
  • How he finds massively discounted mobile homes for sale, in fact, the average price he pays is $6,000
  • How he was able to go from a 100% buyer default rate when selling on terms and was able to get that down to less than a 5% default rate.
  • How he is able to net a minimum of $300 per month of cash flow on a single mobile home and can usually recoup 100% of his original investment in 6 months or less. 
  • How you can become a huge asset to a mobile home park owner by buying homes and moving them into their park or purchasing existing homes within the park.

Welcome to the Mobile Home Park Academy podcast. In this episode, Charles and I will discuss mistake number 13 from our popular eBook, “The 21 Biggest Mistakes Investors Make When purchasing their First Mobile Home Park…and how to avoid them.”

 You can fix many things in a mobile home park, but the one thing you can’t fix is the size of your lots. There are many parks that were built many, many years ago when mobile homes were routinely 40-50’ in length with lots designed with that size of home in mind. The problem is that most newer post-HUD era homes are much larger (60’, 70’, and even 80’+ in length) and would never fit onto those smaller lots and there aren’t many options to purchase smaller homes should you need to replace on of these smaller 40 to 50’ homes.

 It’s imperative that you understand what your backup plan is should you ever lose a home and need to reoccupy that empty lot. A lost home equals lost revenues and if that lot can never again be occupied due to it’s size then you might find yourself in a situation where you have a shrinking park on your hands.  This is a very easy step that is sometimes overlooked by investors entering into this industry. You need to check to see if the park you intend to buy is legally allowed to be there. This may seem like a weird thing to be worried about, but the truth is that there are parks out there that don’t have permits or are permitted for fewer spaces than they currently operate with.

 Essentially, there are three types of parks: Legal, grandfathered, and illegal. You need to know what each means and who to ask about this prior to ever considering this type of investment. In addition, you also need to know how to find out how many spaces the park is allowed to have and you need to know if there are any outstanding violations. This is not a difficult step, but it is one that is essential to confident investing.

He started out as a Lonnie Dealer, selling individual mobile homes out of several parks throughout central Florida. After graduating to the mobile home park investing scene and buying his first park in June of 2017, he has quickly amassed a 7-park portfolio and plans to grow to 10 total parks before years end. Today Flashback Friday episode si from #33 that originally aired on Aug. 17, 2014.

Commercial Real Estate Investment expert and the President of Toben Partners, Thomas Jorglewich, started out his real estate career as a sales broker with the Marcus and Millichap.  Within a few short years, Thomas realized that although he was making great money as a broker he would never reach the point of financial freedom he strived for unless he got on the other side of the table and started owning real estate versus just selling and making commissions.  

The next step Thomas took was quitting his job at Marcus and Millichap and taking a position with one of his previous clients, an investor who owned and operated over 1 million sq. ft. of retail space – this was how Thomas would learn the ropes. It wasn’t long before Thomas began building his own RE portfolio and making a name for himself in this industry niche. 

Thomas currently owns/operates over 100,000 sq ft of retail space, has completed multiple successful ground up developments as well as distressed turnaround deals, and has become quite successful in the opportunistic and value-add retail shopping center space. Toben Partners main focus is strip and neighborhood shopping centers from 10,000 to 50,000 square feet in size  in the Northern Atlanta Market
